  • The location is one of the best things about this property. You're tucked into the trees with privacy, yet minutes from everything:

    • 1.3 miles to Downtown Gatlinburg (restaurants, shops, Ripley's Aquarium, and more)

    • 1.5 miles to Ober Mountain Adventure Park (skiing, snow tubing, and year-round activities)

    • 1.8 miles to the Gatlinburg Convention Center

    • 3 miles to the Sugarlands Entrance to Great Smoky Mountains National Park (top trailheads, Cades Cove, Newfound Gap Road)

    • 20 minutes to Dollywood

    A car is recommended, as the property is set into the mountain and not walkable to town.

  • We want everyone to enjoy their stay, so we keep the rules clear and simple:

    • No pets of any kind are permitted.

    • No smoking or vaping anywhere on the property — indoors or outdoors. This is strictly enforced.

    • No parties or large gatherings. Quiet hours are 11:00 PM to 7:00 AM. We want you to have fun — we just ask that you're respectful of the neighbors and the mountain setting.

  • Ober Mist has parking for up to 6 vehicles on the property. A few important things to note:

    • RVs and trailers are not permitted.

    • Always lock your vehicle doors — bears in the area have been known to open unlocked car doors. This is not a joke! Even with nothing visible inside, lock up every time.

  • You're staying in the foothills of Great Smoky Mountains National Park, which means you may encounter wildlife — including black bears. This is part of what makes the setting so special, and with a few simple habits, it's completely safe:

    • Never leave food, snacks, pet food, or garbage outside unattended.

    • All trash must go in the bear-proof cages at the top of the driveway. Do not leave trash outside or on top of the bins.

    • Clean the grill after each use.

    • Never leave food in your vehicle.

    • If a bear approaches, bring children inside immediately and do not interact with it.

    • It is illegal to leave food out to attract wildlife.

    The chalet is also professionally treated for insects on a regular basis, but given our location near the park, you may occasionally see ladybugs, stink bugs, carpenter bees, or other seasonal insects. If you notice an excessive amount, reach out and we'll arrange additional pest control if possible. Mother Nature likes to keep things interesting!

  • There's no shortage of things to do at Ober Mist:

    • Arcade table with 400+ classic games (Pac-Man, Frogger, and many more)

    • Six smart TVs across two separate living areas — bring your own streaming logins

    • Board games for analog fun

    • Hot tub on the covered deck, available year-round

    • Two gas fireplaces — one in the main living area, one on the lower level (available October through March)

    • High-speed WiFi throughout the property

    TV and entertainment setup instructions are available in the welcome binder inside the chalet. If you run into any trouble, just send us a message.

  • Your stay includes complimentary access to all three Chalet Village Clubhouses, which feature seasonal pools, tennis and pickleball courts, game rooms, a gym, and a children's playground. Here's what to know:

    • Community pools are open Memorial Day weekend through Labor Day only.

    • Guest passes are provided in the chalet and are required for pool entry.

    • Before visiting, call the clubhouse directly to confirm hours and availability, as pool hours can vary.

    • You must bring your own towels to the pool — none are provided there.

    • The guest pass must be returned to the tray on the dining room table before you check out. Failure to return it will result in a $50 charge.

    The South Baden Clubhouse also includes a small gym.

  • Check-in is at 4:00 PM and check-out is at 10:00 AM. You'll access the chalet through a keypad on the front door — your unique access code will be provided before your arrival. This means you can arrive at any point after check-in time, day or night, without needing to coordinate with anyone.

    If you anticipate any issues with your arrival, just reach out and we'll make sure everything is smooth.

  • The kitchen is fully stocked with cookware, utensils, a drip coffee maker, and a Keurig. A charcoal grill is available outside for cookouts. Here's what to keep in mind:

    • Charcoal: Guests must supply their own charcoal for the grill.

    • Groceries and cooking staples: Not provided — plan to shop before or after arrival.

    We do provide a starter kit to get you going: toilet paper, hand soap, paper towels, trash bags, and dishwasher detergent. Several shops nearby carry anything additional you may need during your stay.

  • We've made thoughtful accommodations for guests who need a little extra ease. The main bathroom features a low-entry shower, grab bar, and bench — ideal for guests with limited mobility.

    Please note that the chalet is a multi-level mountain home, so there are stairs between levels and bedrooms. If you have specific accessibility questions or concerns before booking, don't hesitate to reach out — we're happy to give you a detailed walkthrough of the layout.

  • Checkout time is 10:00 AM. To help our cleaning crew get the chalet ready for the next guests, please take care of the following before you leave:

    • Return the community guest pass to the tray on the dining room table.

    • Unplug the arcade game table in the lower level.

    • Place all used towels in the bathtub or shower.

    • Leave sheets on the beds — no need to make them.

    • Load and start the dishwasher with any dirty dishes.

    • Turn off all lights, the stove, and both fireplaces.

    • Return any moved furniture to its original spot.

    • Take out all trash and secure the bear-proof bins at the top of the driveway.

    • Set the thermostat: A/C to 78°F in summer, heat to 65°F in winter.

    • Lower the hot tub temperature to 85°F.

    • Empty the refrigerator of all food.

    • Lock the front door via the keypad.

    Before driving away, do a sweep for personal belongings — phones, chargers, kids' toys, and anything left in the hot tub area or on the deck.
